Build your own monthly total: rent plus bills, travel to school or work, food, and a buffer for surprises. Compare that full total against your real income, not your hopeful income. If the total passes about a third of your pay, the place is probably too dear. **Example.** You view a flat with cheap rent but a long commute. You write down every line: the rent, the bills, the travel, food, plus a buffer. The travel line wipes out the rent saving, and the total crosses a third of your pay. You walk away, because the advert price lied and your total told the truth. Owning can build wealth over decades, but renting wins while freedom to move for study or work matters more, so compare five-year totals either way. The tenancy agreement decides who pays when something breaks, so read it before signing. Learn the key terms first: notice you must give, who fixes what, and what happens to your deposit. Words like guarantor, arrears and inventory all move money. Anything unclear is a question for the landlord in writing, because signed paper beats remembered promises. **Tip.** Handle the deposit and the paperwork like an inspection. A deposit covers damage and unpaid rent, a protection scheme holds it, and the landlord must justify any deduction at the end. Demand the same rigour back: safety certificates, deposit scheme details and repair contacts.
